IT takes around 100 days to sell a property in Stoke or Telford, but sellers are being offered a lifeline that could speed up the process. The average selling time for homes in Stoke-on-Trent is 96 days, while in Telford it’s even longer at 110 days.

Time on the market statistics for unsold properties in both locations are even longer. But homeowners could find they’re able to drastically reduce the time it takes to sell up and move on, thanks to Elan Homes.

The homebuilder is offering part exchange on selected four-bedroom homes at Brook Meadow in the Staffordshire village of Loggerheads, close to the Shropshire and Cheshire borders.

There’s even the chance to move in time to enjoy the Stamp Duty holiday and potentially save thousands of pounds in tax.

Marie Morris, sales director for Elan Homes in the North, explained: “Many of the enquiries we receive about homes at Brook Meadow are from people living in Stoke-on-Trent or Telford and in some cases they have a house to sell before they can buy. Analysing figures from home.co.uk we’ve established that the average selling time in those areas is more than three months. The same website calculates time on the market for unsold properties in Stoke at more than six months and around four months in Telford. We’re offering to cut the selling time to just two months with part exchange. Effectively we’ll buy their current property so that they can purchase a brand home and embrace the ease of living that offers without any repairs or maintenance to worry about.”

Among the homes available with part exchange is the Alston Special, priced at £284,995.

It offers 1,149sq ft of carefully considered living space including a dual aspect open plan kitchen, dining and family room. This convivial space offers direct access out to the rear garden via French doors, as does the separate lounge. A convenient cloakroom completes the ground floor.

Upstairs, the main bedroom benefits an en-suite, leaving the family bathroom to serve the remaining three bedrooms. Those who perhaps don’t need all four bedrooms but work from home occasionally or permanently could opt to use one of the bedrooms as a study.

Located on Mucklestone Road, homes at Brook Meadow offer the chance to embrace village living in a setting close to open fields and woodlands yet within easy reach of Market Drayton, Stafford, Stoke-on-Trent and Telford.
