Housebuilding group untypical has further strengthened its presence in Devon after completing a land deal for a new residential development in Bovey Tracey, where construction is now underway.

Acquired with full planning consent, the site will deliver 66 new homes through untypical's Tilia Homes brand. The development will include three custom-build plots and 20 affordable homes, supporting a mix of housing needs within the local community.

The Bovey Tracey scheme will feature a range of one- to five-bedroom homes, built using timber-frame construction and designed with sustainability at the forefront. Homes will be equipped with air source heat pumps and electric vehicle charging points, while biodiversity enhancements will include bird and bat boxes and hedgehog highways to protect and enhance local wildlife.

Philip Taverner at Kitchener Land and Planning, who helped broker the deal, said:
"After a lengthy planning journey for this allocated site and a subsequent aborted sale to another party, it was a pleasure to work collaboratively with untypical to overcome the remaining challenges and deliver a successful completion."

The Devon acquisition reinforces untypical's commitment to delivering sustainable homes in locations with strong demand, while ensuring affordability remains a core focus.

Kathryn Pennington, Regional Managing Director for untypical's Western region, said:
"This development in Bovey Tracey marks an important step in strengthening our footprint across Devon. By delivering energy-efficient, well-designed homes, we are supporting local housing needs while contributing positively to the long-term sustainability of the area.

"Our focus remains on broadening access to home ownership – particularly for first-time buyers – alongside the delivery of much-needed affordable housing."

Tilia Homes has several live developments across the Western region, with strong sales performance at schemes including City View in Exeter and Cashmere Park in South Molton.
