START your search for a new home in Devon now and you could wrap up a move early in 2026 by getting ahead of the game.

While Boxing Day is one of the busiest days when it comes to people searching online for property to buy, with Rightmove reporting that Boxing Day 2024 was their busiest ever for new listings and traffic to their website, Edenstone Homes is encouraging buyers to act now.

It has homes ready to move into at The Orchardsin Sampford Peverell but will be closing the show home and sales centre during the key holiday period.

Edenstone operations director Chris Edge explained: "The Boxing Day bounce has become a phenomenon in recent years – with a massive increase in people looking at property listings in the period just after Christmas and right through to the new year. But that doesn't mean those planning to move in 2026 have to wait. Start your search for a new home now and you could find you've achieved your new home goals in the first couple of months of the new year. We have three styles of homes in Sampford Peverell that can be occupied as soon as the legal formalities are complete."

The homes almost ready to move into at The Orchards include four-bedroom detached Monmouth and Kingsholm style properties, plus a five-bedroom detached Peverell.

Priced from £599,995, the Monmouth is a substantial double-fronted property, with a spacious lounge at the front, perfect for relaxing in. On the opposite side of the hallway is a dedicated study, ideal for those who spend at least part of the week working from home.

Spanning the rear and destined to be the heart of the home is a combined kitchen, dining and family room, with bifold doors to the rear garden.

A utility room and downstairs cloakroom complete the ground floor.

Upstairs, all four bedrooms are doubles, with the main bedroom benefiting from a dressing area with wardrobes and en-suite. The large family bathroom serves the remaining three bedrooms.

Priced from £699,995, the four-bedroom Kingsholm and five-bedroom Peverell have a similar layout at ground level, with a spacious lounge on one side of the hallway and a study on the other.

In the Kingsholm the kitchen sits between the dining area and family room in the open plan space, while in the Peverell the kitchen is to the side, with the dining area in the centre.

Both styles have a practical utility and convenient cloakroom.

Upstairs, the Peverell has five bedrooms, the principal featuring an open dressing room and en-suite, and the second bedroom also boasting an en-suite, meaning the family bathroom serves the other three.

In the Kingsholm two of the four bedrooms have an en-suite, leaving the other two to share the family bathroom. The main bedroom also benefits from a dressing room.

"While the period between Christmas and New Year being a key time for the property market, the show home and sales centre at The Orchards will close on December 21 and reopen on January 2 to enable out teams to spend quality time with their loved ones over the festive period," Chris added.

"While we're closed, buyers can explore the site and floor plans via our website, plus take virtual tours of the properties, and make an enquiry which we'll respond to on our return."

Earlier this year The Orchards was named Residential Project of the Year (36 homes and over) at the Michelmores Awards.

The homes are all being built to high energy efficiency standards with A-rated Energy Performance Certificates.

The development offers plenty of outdoor space for residents to enjoy including a community orchard, village green, allotments and trim trail.

The location offers strong transport links via M5, A361 and Tiverton Parkway train station, making Taunton, Exeter, Tiverton, Barnstaple and Bristol all easily accessible.

The show home and sales centre at The Orchards are open Thursday to Monday from 10.30am to 5.00pm. They will close for Christmas at 5pm on December 21 and reopen on January 2 at 10.30am.
