New analysis by cash house buyers Good move, using nearly 20 years of HM Land Registry data, has revealed that March is one of the top 3 months for completed house sales. Both June, and August are also noted as the most popular months for house sale completion.

With homeowners potentially assuming Spring or Summer could be the best time to list, this research shows that winter sellers could be the real winners.

With the average UK home taking around six months to sell, properties listed during December, January and February are perfectly timed to complete during the summer peak, when buyer demand is strongest.

Nima Ghasri, Director at Good Move, said: “Many sellers assume summer is the best time to list, but the data shows winter listings often complete during peak buyer demand. Listing early in the year can mean less competition and a better chance of completing in June or August.”

The research shows that the top three months for completed sales are:

  1. June
  1. August
  1. March

Meanwhile, January and February consistently rank among the quietest months for completions, largely due to darker days, bad weather and post-Christmas financial hangovers. However, that slowdown can actually work in sellers’ favour.

Fewer listings during winter means less competition, while buyers who paused their search over Christmas return motivated in spring, often leading to quicker sales and potentially stronger offers. The biggest mistake sellers make is focusing on when to list, rather than when they want to complete.

The findings also highlight how deadlines can supercharge demand. In 2025, March saw an exceptional spike in completions as buyers raced to beat Stamp Duty changes, proving that policy shifts can rival summer as a selling hotspot.

The key takeaway? Selling smart is about timing the finish line, not just when for-sale sign goes up.
