
Style is out, practicality is back: New study reveals what UK buyers really want in 2026
Parking, gutters, and driveways now dominate aesthetics as buyers prioritise function over form
UK homebuyers are becoming less seduced by style and more focused on practical, everyday concerns when choosing a property, according to new research from The Bespoke Sign House.
The study of 1,000 UK adults found that functional issues now dominate buyers' decision-making, with damaged roofs and gutters triggering offer reductions from 66% of buyers - the single biggest deal-breaker identified in the research.
Other practical concerns ranked highly:
- 45% said peeling paintwork would make them lower their offer
- 38% would knock money off for poor landscaping or garden maintenance
- 36% are put off by neglected driveways
- 33% cited lack of off-street parking as a deterrent
The findings suggest a marked shift away from aspirational features towards the basics of upkeep, maintenance and daily usability.
"Buyers are looking at a property through the lens of 'what will this cost me to fix' rather than 'does this match my Pinterest board," explains Kristian Goodenough, co-founder of The Bespoke Sign House. "When 66% of people say damaged gutters would make them reduce their offer, we know it's not about aesthetics but about avoiding future hassle and expense."
The shift towards practicality appears to be driven by economic caution. With house prices remaining high relative to earnings and mortgage rates still elevated compared to pre-2022 levels, buyers are increasingly risk-averse about taking on properties that signal future maintenance costs.
"In the current market, buyers are thinking much more practically about what a home will cost them after they move in," adds Kristian. "Things like maintenance, repairs and overall upkeep are front of mind, so visible issues or anything that looks like future hassle can quickly put people off or lead to lower offers."
The data suggests that while presentation still matters, buyers are prioritising homes that feel functional, well-maintained and ready to live in. Fresh paint, functioning gutters, tidy gardens and available parking matter more than ever.
