RENTERS hoping to climb onto the housing ladder and buy a new home in Warton could find it’s easier than imagined with the offer of 100% mortgages and help from Anwyl Homes.

The homebuilder is encouraging aspiring first time buyers to visit its Mill Green development and discover the advantages of buying a brand new home.

Anwyl can put buyers in touch with experts with access to the whole mortgage market for free independent financial advice. This includes zero deposit options and mortgages where a rental track record can be used in lieu of savings.

To help inspire buyers, Anwyl has opened a three-bedroom Snowdon style view home, set out over three floors.

Anwyl area sales manager Imogen Suffell explained: “Many people who are renting want the security and freedom of owning their own home, but find it difficult to save for a deposit while paying rent and bills. Skipton Building Society’s Track Record mortgage could be a viable option that helps them onto the housing ladder.

“Essentially, someone using this type of mortgage needs to demonstrate that they can afford to buy by proving they’ve been paying rent and other household bills. This product is offered at a rate that’s fixed for five years, which offers a sense of security for buyers as they know how much their mortgage repayments will be for that timeframe. In contrast, someone renting a similar sized property could find that their rent is more than the mortgage repayment would be and their landlord could increase their rent at any time.

“There are lots of other mortgage products available, including other low or no deposit options. Our new homes are highly energy efficient, which means they’re eligible for green mortgages. These tend to offer better terms than some more traditional mortgages. We have a team of independent financial advisors who can help buyers understand the choices available and what they can afford to buy. We’d therefore encourage potential purchasers to visit Mill Green to explore the show homes, new view home and seek free expert advice.”

Mill Green offers a choice of three and four-bedroom homes. Current prices start from £237,995 for a three-bedroom Bretton or Snowdon.

Designed to make the most of the footprint and the space available, the ground floor of the Snowdon is almost entirely open plan with combined kitchen, dining and living room, plus separate cloakroom.

Two bedrooms and the family bathroom are on the first floor, with the main bedroom, including dressing area and en-suite spanning the entire second floor.

“There are lots of advantages of buying over renting. For example, you won’t have to ask the landlord for permission to have a pet or to decorate. It’s an investment and means your money is going into your own home rather than paying off someone else’s mortgage. With a brand new home, you should be able to enjoy much lower bills thanks to the built-in energy efficiency features we include as standard.”

Located on Lytham Road, Warton, the new Anwyl homes at Mill Green are less than three miles, or a six-minute drive, from Lytham’s famous windmill, offering the best of coast and country living. There are also two primary schools within a mile.

The cities of Preston, Manchester and Liverpool are easily accessible via road or rail, making it a great base for commuting.

The show homes at Mill Green are open Thursday to Monday, 10am to 5.30pm. For more information see www.anwyl.co.uk/millgreen.
