WITH five new homes on the Fylde peninsular sold in six weeks, a lifeline is being offered to homeowners who may worry about missing out. Elan Homes has seen a flurry of sales at its Redwood Gardens development in Marton Moss. Location has played a part in the recent success, as the new homes are being built between Blackpool and Lytham.

Factor in the energy efficiency and ease of living new homes offer and it’s no surprise that the properties are proving popular.

The good news for homeowners is that Elan will consider part exchange and is hosting a special event this weekend (July 8 and 9) to explain how the scheme works

Marie Morris, sales director for Elan Homes in the North, said: “We’ve seen a notable increase in enquiries at Redwood Gardens in recent weeks and this has reflected in the sales rate.  Moving here is an ideal solution for those who are looking for extra space for their growing family. Our prices are competitive compared with homes in Lytham or Lytham St Annes. Plus, because our homes achieve a minimum EPC rating of B, they’re among some of the most efficient available. Based on last year’s bills, the HBF estimate there’s the potential to save £2,600 by moving from an older property to a new home.

“We’re offering to help homeowners save their own energy – including time and money – with part exchange. Effectively we’ll act as a cash buyer for their existing property so that they can buy one of our new build homes. Selling in this way means they won’t have to worry about missing out on their preferred new home while they try and secure a buyer for the property they’ve outgrown. They’ll be able to continue living in their existing property until their new home is ready and there will be no agent’s fees to pay. It’s a quick and simple way of climbing up the housing ladder, without being caught up in a slow-moving chain.”

Redwood Gardens offers a choice of three and four-bedroom homes, with current price ranging from £264,995 to £469,995.

Among the homes almost ready to move into is the four-bedroom detached Azure, priced from £469,995 including upgraded kitchen, flooring throughout and turfed garden.

This generously proportioned property offers 1,873 sq ft of living space including a lounge at the front. Double doors lead from the lunge through to the open plan kitchen, breakfast area, dining and family room, which in turn opens out onto the rear garden.

A study, utility and cloakroom, complete the ground floor.

Upstairs two of the four bedrooms have an en-suite, leaving the family bathroom to serve the remaining two.

A four-bedroom detached Shore style property is available from £349,9995 with flooring throughout and turf to the garden included. There’s even the chance to own the four-bedroom detached Cove style show home, from £354,995. Professionally styled, in addition to flooring and turf, it also includes light fittings, curtains and blinds.

The homes at Redwood Gardens enjoy a leafy location, with good local amenities nearby. Marton Moss Local Nature Reserve is within easy reach and helped inspire the décor in our show home. Lytham’s famous green is less than five miles away, along with the town’s boutique stores and popular restaurants. In the other direction, Blackpool Tower, the Grand Theatre and a host of other attractions are within easy reach.

Elan is hosting a part exchange event at Redwood Gardens this weekend (July 8 and 9). For more information about the homes available at Redwood Gardens see www.elan-homes.co.uk/developments/redwood-gardens.
