Fresh Inspiration For Buyers Looking For A New Home In Swinton

NEW homes are springing up in Swinton and as the transformation of a 19th century “micro-estate continues, a new show home is opening. Elan Homes is progressing well with the creation of a gated community on Worsley Road, where the former gatehouses are being refurbished to provide a pair of two-bedroom detached properties, alongside 18 new build homes.

Just a few months since the original show home opened at the development, known as Birchfield Court, the homebuilder is preparing to move out of that property and into another showcase new home.

The new Ashley Max show home is due to open this weekend (April 29/30),

Marie Morris, sales director for Elan Homes in the North, said: “Viewing remains an important part of the home buying process. People still want to be able to view a finished property, particularly when they’re considering a home set out of three floors as they want to understand the layout and how it would suit their lifestyle.

“Birchfield Court is a small scale development with just 18 new build homes in Swinton. Half of those homes are the Ashley Max house type and so now that building work has progressed we’re moving out of the original show home and into a finished example of the Ashley Max.”

A generously proportioned townhouse, the Ashley Max spans 1,349 sq ft of carefully considered living space, designed to make the most of the property’s footprint.

At ground level it’s almost entirely open plan with a combined kitchen, dining room and lounge. The kitchen is at the front, with the lounge opening out onto the rear garden. A cloakroom completes the ground floor.

Prices for the Ashley Max start from £399,995.

The original three-bedroom Thurston Max show home is available to purchase from £339,995 including upgraded kitchen, flooring throughout and wardrobe to the main bedroom.

It offers 1,097 sq ft of carefully considered living space and like in the Ashley Max, the ground floor is almost entirely open plan.

On the first floor of the Thurston Max, there are two bedrooms and the family bathroom.

The main bedroom, with en-suite and dressing area, encompass the entire top floor, providing a tranquil retreat at the end of the day.

Prices at Birchfield Court start from £249,995 for a two-bedroom detached Gatehouse property.

All new Elan homes achieve a minimum EPC rating of B, meaning their highly energy efficient and potentially eligible for green mortgages from selected lenders.

The homebuilder is offering to help existing homeowners save energy, time and money by offering part exchange on selected properties.

“In simple terms we’ll buy the customer’s home so that they can purchase a new build home from us. It effectively offers the reassurance of having a guaranteed cash buyer without the complication of a slow moving chain or last minute haggles over the price.

“We aim to exchange contracts within 28 days. There are no hidden costs as we’ll pay the survey and agent fees on the customer’s home. It’s also a convenient option as people who sell in this way will be able to remain in their existing property until their new Elan home is ready to move into.”

Alternatively, buyers could receive up to £12,000 towards their first year’s mortgage repayments.

Homes at Birchfield Court offer an ideal base for commuters as they are being built less than a mile from Swinton station, only five miles from Manchester city centre and close to the East Lancashire Road (A580) which also provides quick access to the motorway network to both Manchester and Liverpool.
