New Homes in Elford Pass The Halfway Mark

ENERGY efficient new homes in Elford are proving popular, with half of the properties at Seven Acres now sold. The combination of the prospect of lower bills and the convenience of living in a brand new home between Lichfield and Tamworth have contributed to the success of the intimate Elan Homes development.

Featuring everything from two-bedroom apartments to substantial five-bedroom detached family homes, the choice of properties has helped attract a mix of purchasers.

Elan regional sales director Tracey Ball said: “We’re pleased with how Seven Acres is progressing. It’s great to see the homes taking shape, residents moving in and a sense of community developing. A hot topic amongst visitors is energy efficiency – people want to know how much they can save on their household bills by moving to a new build home. Research by the HBF suggests the gap between the cost of running a new home and an older one is increasing. They predict that when the energy price guarantee increases in April those living in a new house could pay £3,100 a year less than those in older properties. Plus, they also suggest that it would cost around £70,000 to bring an older three-bedroom semi-detached property in line with a new build home.”

Current prices at Seven Acres start from £215,000 for a two-bedroom apartment with upgraded kitchen.

All of Elan’s new homes in Elford achieve a minimum Energy Performance Certificate rating of B. This makes them among the most efficient homes on the market. It also means they’re eligible for green mortgages. Available from selected lenders, these tend to offer more favourable interest rates than regular mortgages.

If that wasn’t enough, Elan is offering to pay up to £1,000 a month towards mortgage repayments on selected properties at Seven Acres for up to a year, subject to terms and conditions.

Homes that can be purchased in this way include plot 11, a two-bedroom semi-detached Beeston style property, priced from £295,000, and plot 12, a three-bedroom semi-detached Howden, priced from £340,000.

“Moving here offers the chance to make a real lifestyle change. Both Lichfield and Tamworth are only around 10 minutes away by car, making the idyllic village setting a great base for commuting even if it’s just part of the week,” Tracey added.

Less than five miles away from Seven Acres, on the outskirts of Tamworth, is The Ventura Retail Park, offering stores including Sainsbury’s and Asda Supermarkets, a large Marks & Spencer, Next, and Boots; and in Lichfield there’s a range of shops, restaurants, and activities.

The homes are being built just four miles from the A38, and seven miles from the M6 toll road; with Trent Valley Station with links to Birmingham New Street and London Euston only four miles away.
