FIRST time buyers have seized the opportunity to live mortgage free for a year in a new build home in Southport. Elan Homes is offering to boost buyers’ budgets by covering the mortgage repayments on selected homes at Balmoral Gardens for 12 months. The deal is worth up to £12,000.

Marie Morris, sales director for Elan Homes in the North, said: “Located in the Churchtown area of Southport, Balmoral Gardens is a popular development. It’s attracted a good mix of purchasers including first time buyers and families, thanks in part to the location close to Churchtown Primary School. Two of our most recent buyers have taken up our offer of covering their mortgage repayments for a year, enabling them to make that all-important first step onto the housing ladder. The saving has made a massive difference to their budgets, helping their money go further.

“Plus, moving to a new build home has the potential for long term savings thanks to a range of energy efficient features. Research by the HBF suggests the gap between the cost of running a new home and an older one is increasing. They predict that when the energy price guarantee increases in April those living in a new house could pay £3,100 a year less than those in older properties.”

The mortgage paid for a year offer, worth up to £12,000, is currently available on selected homes including the Sheldon and Rochester house types. Both are four-bedroom detached properties.

Priced from £312,995, the Sheldon benefits lots of natural light in the open plan kitchen, dining and family room thanks to two sets of French doors, which open out onto the rear garden. The separate lounge is at the front of the property. A cloakroom completes the ground floor.

The Rochester is available from £339,995. The lounge, with feature bay window, is at the front, with double doors leading through to the combined kitchen and dining room. French doors open out from the dining room to the garden, while the utility and cloakroom adjoining the kitchen are both practical and stylish.

In both properties, the main bedroom benefits an en-suite, leaving the family bathroom to serve the remaining three bedrooms.

Balmoral Gardens offers a good choice of two, three and four-bedroom homes, with current prices from £249,995 for a three-bedroom semi-detached Ripley.

All of Elan’s new homes in Southport achieve a minimum Energy Performance Certificate rating of B. This makes them among the most efficient homes on the market. It also means they’re eligible for green mortgages. Available from selected lenders, these tend to offer more favourable interest rates than regular mortgages.

“Because we’re an independent housebuilder we can offer flexible options to assist our customers,” Marie added.

“We would encourage anyone looking for a new home in Southport and the surrounding area to talk to us about their options including having their mortgage paid for a year or receiving a gifted contribution towards a deposit.”
