EXPANDING the search area and switching to an energy efficient new home in Lancashire could offer substantial savings for savvy buyers.

New homes at Redwood Gardens on the Fylde peninsular are the ideal solution for those who want to live close to Lytham without the hefty price tag the area commands.

They’re energy efficient, with the potential to reduce household bills by thousands of pounds, plus there’s the chance to save in Stamp Duty. NHS workers can make further savings thanks to a special discount available on selected homes.

Sales director for Elan Homes in the North Marie Morris explained: “Location is a key factor when choosing where to live. The new homes we’re building at Redwood Gardens are ideally placed between the bright lights of Blackpool and the quiet calm of Lytham. House prices here compare favourably with Lytham. Plus, new build homes are more efficient than their older counterparts. Research by the HBF suggests there’s the chance to save around £2,600 on your energy bills by moving to a brand new house.”

According to Rightmove, based on Land Registry figures, the average sold price for homes in Lytham over the last year was £366,693. The majority of sales in Lytham during the last year were detached properties, selling for an average price of £466,461.

In contrast, prices at Redwood Gardens start from £259,995 for a three-bedroom detached Bay, with four-bedroom detached homes available from £334,995.

Elan is offering a 5% discount for NHS workers on selected homes at Redwood Gardens. This brings the price of the Bay down to £246,995 and under the £250,000 threshold for Stamp Duty.

All of the homes at Redwood Gardens are Stamp Duty free for first time buyers. Other buyers could find they only have to pay £499 in Stamp Duty on the Bay.

“The figures speak for themselves. Expanding your search for a new home by just a few miles can lead to substantial savings,” Marie added.

“Residents of Redwood Gardens will truly be able to enjoy all that the Fylde peninsular has to offer,” Marie added,

“The development is situated in a leafy location, with good local amenities nearby. Marton Moss Local Nature Reserve is within easy reach and helped inspire the décor in our show home. Lytham’s famous green is less than five miles away, along with the town’s boutique stores and popular restaurants. In the other direction, Blackpool Tower, the Grand Theatre and a host of other attractions.”
