HOMEOWNERS looking to combat rising energy bills could find that they’re able to make a triple saving with a move to a new home in Southport. A small number of properties at Balmoral Gardens will be ready to be occupied before Christmas and to help sellers become buyers, Elan Homes is hosting a part exchange event this weekend (October 1 and 2).

Designed to maximise efficiency and minimise waste, the homes are ideal for those who are conscious about their impact on the environment and want to save on their running costs.

Marie Morris, sales director for Elan Homes in the North, explains: “People are now much more aware of their energy consumption, whether that’s for environmental reasons or because of rising bills. It’s become a real talking point for visitors to our developments and our sales teams are helping people understand the advantages of buying a brand new home. Back in the spring, the HBF reported that it was 63% cheaper to heat a new home than an older property, despite new homes generally being larger. Energy bills have continued to rise since then, making new build homes an even more attractive prospect.

“The good news for those who want to reduce their energy bills this autumn/ winter is that we have homes almost ready to move into at Balmoral Gardens. We’re also offering to help sellers save further in terms of their own time, energy and money with part exchange.”

Under part exchange Elan effectively acts as a cash buyer for the customer’s home. The homebuilder even arranges the survey and pays the agent’s fees.

“We understand that those who have an existing property to sell may worry about having to find a buyer first and the possibility of being caught up in a long chain – or worse, the disappointment of being let down at the last minute,” Marie adds.

“That’s why at Elan, understanding the concerns that some people may have, we will consider taking a customer’s home in part exchange. It removes a lot of the uncertainty, making a new build home at Balmoral Gardens even more appealing. An added advantage with part exchange is that buyers can stay in their old house until their brand new home is ready.”

Balmoral Gardens offers a good selection of two, three and four-bedroom properties, with current prices from £199,995.

Four-bedroom detached homes are available with part exchange including the Healey, from £359,995.

Located on Balmoral Drive, in the village of Churchtown, Balmoral Gardens offers the chance to be part of an established community with a choice of schools, plus specialist shops, tea rooms and gastro pubs nearby.

The beach is just five miles away, while those who work in the cities of Liverpool, Manchester or Preston could find that it’s a great commuter base.

The part exchange event at Balmoral Gardens takes place from 11am to 3pm this Saturday and Sunday (October 1 and 2). For the latest availability and pricing see www.elan-homes.co.uk/developments/balmoral-gardens or 01704778911.
