THE average house in Southport takes around three months to sell but that time could be reduced to just weeks for savvy buyers. Figures from Home.co.uk* suggest that the average selling time in the area is 99 days; while properties that are unsold have on average been on the market for 151 days or around five months.

Recognising that those who want to move to a new home at Balmoral Gardens in Southport don’t want to be held back by a property they’ve outgrown, Elan Homes is offering to help sellers save time and money by speeding up the process.

Marie Morris, sales director for Elan Homes in the North, said: “Housing market conditions are encouraging more people to want to move as they recognise that increased prices mean they’re likely to make a profit on their current property. What they’re perhaps not prepared for is having to find the right agent to market it for them, arranging for it to be valued and marketed, having potential purchasers round to view and then potentially becoming entangled in a chain and last minute haggles over the price, all before they can even think about buying somewhere new.

“While some people are lucky enough to secure offers within days of their home going on the market, it could take months for the sale to go through. We’re offering to simplify the whole process with part exchange. Effectively, we’ll act as a cash buyer for the customer’s home so that they can buy one of our brand new homes. We’ll aim to exchange contracts in 28 days, pay their selling fees and they’ll even be able to stay in their current property until the new one is ready.”

Among the properties available with part exchange, is the three-bedroom detached Marford, priced from £269,995, and the four-bedroom detached Southwold, priced from £334,995.

The Southwold is a carefully planned home offering 1,283 sq ft of living space.

The lounge is at the front of the property, with feature bay window. Double doors lead from the lounge to the open plan kitchen and dining room, with adjoining utility and cloakroom.

Upstairs, the main bedroom boasts an en-suite, leaving the family bathroom to serve the other three bedrooms.

Along with family-sized homes, Balmoral Gardens also includes properties perfect for first time buyers with Help to Buy equity loans available to make them easier to afford. Selected designs are built to Life Time Homes Standards meaning they’re easily adaptable for people’s changing needs.

Located on Balmoral Drive,  Balmoral Gardens is less than 10 minutes’ drive from the coastal town of Southport, known for its Victorian promenade and annual flower show, with the beach within easy reach.

Show homes at the development are open for viewing by appointment. For more information, including the latest availability and pricing, see www.elan-homes.co.uk/developments/balmoral-gardens or call 01704778911.
