Middleton Homes Aren't Half Popular

THE transformation of a former brownfield site in Middleton is progressing well with half of the homes sold. Proposals for the 4.38 acre site on Boothroyden Road were first put to planners in 2015. But it wasn’t until Elan Homes acquired the land in 2019 and secured reserved matters approval for 67 homes that the scheme began to progress.

Work on site started in early 2020 and show homes opened in September that year.

Now known as Millfields, the development has progressed well. Half of the homes have been sold and a third are now occupied.

Marie Morris, sales director for Elan Homes in the North, said: “Millfields has come along way in just 12 months and has become a community of its own within an existing neighbourhood. People love the location as there’s so much close to home including Middleton Shopping Centre just over a mile away; the green open spaces of Heaton Park and Alkrington Woods are nearby, plus there’s new Middleton Arena sports and leisure centre. It’s a great base for commuting into Manchester too as the city centre can be reached in around 30 minutes by car.

“Factor in the chance to live in a high quality, energy efficient new home you’ve been able to put your own stamp on and it’s no surprise the properties are proving popular. Some of the homes have been purchased by first time buyers, who’ve been able to use Help to Buy to make homeownership easier to afford. We’ve also welcomed families in search of extra space.”

Current prices at Millfields start from £204,995 for a two-bedroom Beeston. First time buyers could use Help to Buy to secure a home of their own with a 5% deposit and 75% mortgage. The remaining 20% is covered by an equity loan from the Government, which is interest free for five years.

Larger properties available include the four-bedroom Ashley, set out over three floors and priced at £289,995.

It features a well-equipped kitchen at the front, with a combined living and dining room at the rear of the property, with French doors leading out onto the garden. A convenient cloakroom completes the ground floor.

On the first floor there are two bedrooms, one with en-suite, plus the family bathroom.

Up on the top floor are two further bedrooms and a shower room.

Elan will consider part exchange on the Ashley. It means that effectively the homebuilder will act as a guaranteed cash buyer for the customer’s property so that they can buy a brand new Elan home. There are no agent’s fees to pay, plus the customer will be able to remain in their current house until their new home is ready.
