THE LATEST new homes development at the Omega site in Warrington has got off to a flying start.

Already, all of the 19 homes in the first sales release at Willow Fields have been reserved, and developer Castle Green Homes is also taking ‘early bird’ reservations for properties not yet officially on sale.

This initial success is further evidence of the huge demand for new homes in Warrington right now. Recently released figures from the Office of National Statistics showed hundreds of people moving into Warrington area from places like St Helens, Trafford, Salford, Liverpool, Wigan, Halton and Manchester.

More recently the town has seen an influx of affluent Hong Kong nationals looking to make a home here - and Castle Green is already experiencing that trend.

Brand new homes like those being built at Willow Fields are perfect for Warrington folk looking to stay put, as well as those moving into the area from outside.

The development, on part of the former Burtonwood Airbase, will eventually feature 145 two, three and four-bedroom homes, including 19 properties that will be offered to young first-time buyers at discounted prices.

Located off Sophia Drive, the properties are close to existing amenities in Great Sankey, Westbrook, Chapelford Village and Gemini, and just off junction 8 of the M62 for access to Liverpool and Manchester. The new Warrington West train station is also nearby.

This is North Wales-based Castle Green’s first development in Cheshire (although its predecessor MacBryde Homes has built in the county) and marks the start of ambitious growth plans.

Caryl Russell, sales and marketing director for the brand, says: “Warrington is a great place for us to start our Cheshire expansion, it’s an area that is so much in demand right now thanks to its strong commuter links, good infrastructure and wealth of amenities.  We’re delighted to be here and really pleased with the level of interest that is being shown in our high-quality product.”

Among Castle Green’s properties is The Wiltshire, a sizeable four-bedroom detached family home with integral double garage. Its master bedroom suite includes a walk-through dressing room with fitted wardrobes and a luxurious shower room.  Bedroom two also has an en-suite and all four bedrooms are double.

A major selling feature for families is the large open-plan kitchen, dining and family room which extends across the rear of the home and has patio doors onto the garden, while a separate lounge provides opportunities for privacy or more formal entertaining.

The Wiltshire is available at Willow Fields from £484,995.

Castle Green’s development will include public open space and a children’s play area. Four fully furnished show homes are due to open at the end of this year but, in the meantime, the homebuilder will continue to take reservations off-plan.

Prices for an open market home start from £284,995 for a three-bedroom semi-detached Marlow.  A total of 19 two and three-bedroom properties will be available at 80% of open market value to local first-time buyers between the ages of 23 and 40, subject to approval by Warrington Borough Council.
