Last Chance To Save Thousands of Pounds in Stamp Duty in Lancashire

BUYERS looking to secure a move to a new home in Lancashire could save thousands of pounds in Stamp Duty – but they’ll need to be quick.

Anwyl Homes has a small number of homes at Stonebridge Fold, Longridge; Bluebell Meadows, Fulwood and Lawrence Gardens, Barton, that will be ready to move into in time to meet the June 30 deadline for the Government’s Stamp Duty holiday.

“It does mean that buyers would have to move quickly, but it would ensure a saving of up to £12,799 on the purchase of a beautiful brand-new home,” says Matthew Gould, sales director for Anwyl Homes Lancashire.

“Buyers hoping to move Stamp Duty free can choose from a selection of fantastic family homes across our Longridge, Fulwood and Barton developments, all with generous living spaces, good sized bedrooms and a superb specification. I’m sure anyone viewing any of these homes would make their minds up straight away and, with huge savings to be made, the decision will be easier than ever.”

Matthew adds: “Time is of the essence to be able to use the full Stamp Duty exemption as the deadline is fast approaching. Realistically customers would need to reserve their new home by May 31 to be in with a chance of completing by June 30 and being able to move Stamp Duty free. After that there will be a phased reintroduction of Stamp Duty through to October when the threshold is due to return to £125,000.”

The Stamp Duty holiday was introduced last year to help keep the property market moving and boost the economy during the pandemic.

For property purchasers that complete before June 30, there is zero Stamp Duty Land Tax on property purchases up to £500,000. But from July 1 to September 30, the SDLT threshold will reduce to £250,000, with rates at 5% from £250,001 to £925,000; and from October 1, the threshold will return to £125,000 with rates at 2% between £125,001 to £250,000, and 5% between £250,001 to £925,000.

Someone purchasing a Delamere style property at Bluebell Meadows in Fulwood, priced at £455,995, could save £12,799 in Stamp Duty if they’re able to complete the purchase by June 30.

The saving on a similar style property at Stonebridge Fold in Longridge, priced at £442,995, amounts to £12,149.

At Lawrence Gardens, there’s the chance to save £7,949 in Stamp Duty when purchasing a Hartford style property.
