HOMEOWNERS eager to sell up and move to a new home in Southport are being offered a lifeline that could speed up the process.

The average selling time for homes in Southport is 106 days, with properties that are unsold on the market for 200-plus days.

But homeowners could find they’re able to drastically reduce the time it takes to sell up, thanks to Elan Homes.

Selected three and four-bedroom homes at Balmoral Gardens are available with part exchange.

Marie Morris, sales director for Elan Homes in the North, explained: “Homes at Balmoral Gardens are in demand and we’ve taken a number of ‘off plan’ reservations even before we’ve opened the show home. Some of those who want to move here have an existing property they need to sell before they can buy. Analysing figures from home.co.uk we’ve established that the average selling time in Southport is more than three months. The same website calculates time on the market for unsold properties in the area at more than six months.

“We’re offering to cut the selling time to just two months with part exchange. Effectively we’ll buy their home so that they can buy one of ours. There will be no agent’s fees to pay and they will even be able to stay in their current property until the new one is ready.”

The three-bedroom semi-detached Aviemore, priced at £259,995, and the four-bedroom detached Sheldon, available from £299,995 are among the homes available with part exchange.

A traditional looking double fronted property, the Aviemore features a lounge to one side of the hall, with a combined kitchen and dining room to the other side. Both rooms span from the front to the rear, with the benefit of easy access to the garden via French doors. There’s also a handy utility, plus a cloakroom.

Upstairs are three well-proportioned bedrooms, one with en-suite, plus the family bathroom.

Many of the homes at Balmoral Gardens are being built to Lifetime Homes standard with features including wide doorways and well planned living spaces designed to accommodate mobility aids or for a wheelchair to turn. Located on Balmoral Drive, within a residential urban area, on the border with Crossens and Churchtown, homes at Balmoral Gardens are being built around four miles from the amenities of Southport and five miles from the beach.
