We all know the old adage about buses but when it comes to the Essex property market, it can now be applied to barn conversions.

A collection of not one, two or three but four old Essex barns in Blackmore are about to come to the property market via auction, together with a Grade II listed farmhouse. The quintet of properties is set amidst a courtyard type setting backing on to open greenbelt land.

Sitting close to the border of Brentwood and Chelmsford, Quince Hall Farm is a mews of dilapidated buildings dating back to 1750 or so, which has now gained planning permission for conversion and refurbishment into four classic barn style properties of a substantial size; in addition to the doubling of the existing farmhouse.

Sat amongst 4.8 acres and overlooking green fields and with only distant neighbours this development site is bound to attract interest when it is offered by Dedman Gray Auctions in partnership with Keller Williams Estate Agents on February 17th at 2pm.

Of course, given current Covid restrictions, the auction will be streamed live and would be buyers can register via this link.

Essex barn conversions are highly desirable as homes and exist predominantly in mid and north Essex and, of course, mainly in rural areas.

Examples of barns for sale are rare locally and leading property portal OnTheMarket lists just 21 across the whole county. This represents a tiny percentage of the thousands of regular homes listed for sale at any one time on the website with the average value of these conversions coming in close to £1,000,000.

Auction agents Dedman Gray are offering the development opportunity as a single lot with a guide price of between £2m and £2.25m and it’s estimated that the completed project could be worth over £6m in resale value.

Mike Gray, Managing Director of Dedman Gray commented:

“This is a very rare opportunity indeed for a canny developer to corner the market in Essex barns and to resurrect this mews into something very special and desirable, as our computer-generated images fully highlight.

I cannot recall the last time that a collective of such properties were offered for sale and accordingly we expect a lot of interest on the day.”
